December Market Highlights
  • Oakville market posted an 8.9% price decline in 2018, with an average price of $1,120,155
  • That said, prices in the back half of 2018 were significantly stronger than the front half (+1.1% versus -11.9%)
  • Sales volume was down by 18.2% to 2,050 units (in line with several major markets across the country)
  • Higher borrowing costs and the new mortgage stress test prompted many households to delay their buying intentions in 2018

  • October average price of $1,246,118 is first time the $1.2 million barrier has been eclipsed in 2018
  • Average prices are now up over $200,000 versus the low-water mark which occurred in May of this year
  • However October volume was down by 9.4% versus last year, halting four consecutive months of annual volume growth
  • Sales volume activity continues to be strained by soft new listings performance
