Exciting new custom Green Home open to the public this Saturday May 8th

If you want a close look at something truly different in home building, be sure to drop into the Grand Opening of the first GreenHouse certified home in Halton on Saturday, May 8th at 1 p.m. The house, which is now for sale, is located at 2305 Belyea Street in Bronte Village. The two-storey home has been built by a young company with a mission to build energy-efficient, ecofriendly homes. Greenbilt Homes is dedicated to make green homes affordable by building infill projects in the GTA that are comparable in price to regular homes.

Home building in Ontario is gradually becoming greener, and the major push for this change is coming from the industry itself. There are a number of industry-wide initiatives that are encouraging home builders to embrace and adopt energy-efficient products, technologies and practices, but it is individual companies like Greenbilt Homes that are leading the way. As the Broker on this exciting new project, I am proud to be associated with the latest evolution in building and to be part of this critical movement of creating homes that will reduce our carbon footprint. With this house, Greenbilt is proving that you don’t need expensive and state-of-the-art technologies to achieve green. In fact, many of their solutions are common sense such as relying on daylight for lighting, overhangs and porches for cooling, utilizing recut and repolished granite, quartz with recycled glass, cork flooring in the kitchen with 100 per cent recycled content and the list goes on. In fact, there are 85 green features, combining to exceed the GreenHouse Certification requirements.

The owners’ inspiration was actually drawn from the past rather than looking into the future. “This brand new home incorporates a lot of basic concepts of early Ontario houses that used knowledge of nature to make the home more liveable,” says company vice-president Catherine Marshall. “The one green feature I am proudest of is our earth-cooled cellar in the basement because it is a modern sanitary walk-in cold room that is geothermal cooled by a simple and inexpensive system that came out of our research.” Traditional cellars were burrowed into the ground or the side of a hill, but while Greenbilt’s 80-foot walk-in food and wine cellar is in the basement, it is kept at the earth’s temperature, a constant 55 degrees, via the geothermal system. Greenbilt also focused on the lifestyle of Ontario’s agricultural forefathers who minimized waste, used resources carefully and built durable homes to last.

This first Oakville project by Greenbilt was the culmination of two years of research and development, explains company president Mike Manning, who has spent 30 years in construction, has an Architectural Technology diploma and is a licensed carpenter. While Manning learned as much as he could about green building before beginning this project, he says they also relied on their suppliers who were knowledgeable about products and materials and assisted the company by suggesting creative approaches. Some of these interesting features simply need to be seen to be appreciated, he suggests.

Approximately 20 suppliers, from lighting suppliers to cleaning companies, will be on hand following the brief Grand Opening ceremony. “Come expecting to learn about greening a house in an entertaining way,” Manning says. What is in store for the rest of 2010?

There are a number of factors driving the housing market today. First, house prices dropped over the past two years and mortgage rates have been lower than we’ve ever seen them – making homeownership more affordable to more Canadians. Our economy began to recover late last year, giving consumers more confidence to spend – and we saw that surge in spending in auto and house sales during the first quarter of this year.

Also driving the housing market in recent months is the impending increase in interest rates and the introduction of the HST on July 1 by the provincial government. These two key factors have encouraged people to buy now to beat the HST and to lock in their rates. The extremely attractive financing rates, along with an unleashing of pent-up demand, turned out to be an extremely potent combination in bringing buyers back into the market.

Where does that leave us for 2010 and beyond? According to Kevin Moffat, Vice-President of TD Canada Trust, the supply of listings should increase as a result of the recent solid price gains and the strong sales that make it more attractive to sellers. At the same time, he says, the demand side of the market will see sales remain strong in this ultra-low interest environment, although they are showing signs of cooling. “The moderation in sales is likely partially a reflection of the fact that some of the purchases in 2009 were brought forward from 2010 in order to take advantage of interest rates that were perceived to be too good to last,” he says. “The bottom line is that sales growth is slowing, listings are increasing and this is leading to a cooling in the home price appreciation.”

Two recent developments also contribute to Kevin’s expectation that the market will continue to moderate. First, while he calls the move by the federal Finance Minister to tighten mortgage insurance rules “prudent,” they were expected to boost sales into this month and temper sales thereafter. And, given the considerable press coverage around the change in the qualifying interest rate, there is no question that it has induced some buyers to enter the market before it comes into effect.

A second reason to believe the market will cool is that the Bank of Canada has indicated it will start raising interest rates earlier than anticipated. According to TD Economics, the Bank’s conditional commitment to leave its policy rate at 0.25 per cent until the second half of the year fostered a “now or never” mentality among potential buyers. Despite all the uncertainty of the national marketplace, what has been constant has been Oakville’s almost insular housing market which has bucked the countrywide trend and maintained steady growth and good value over the long term.

Comic Vision Oakville

Comic Vision 2010

Comic Vision Oakville will be held on April 28th at Le Dome, with a sold-out audience of 530 attendees showing their support for the Foundation Fighting Blindness (FFB). Comic Vision’s move to a new location was made possible because of the generous support of Dan Cooper and Royal LePage, this year’s venue sponsor. Dan Cooper and Royal LePage have been generous sponsors of Comic Vision Oakville with the Foundation Fighting Blindness since 2006. Headlining the event is funny man, Derek Edwards, who in addition to his successful and well received live performances all over North America, has appeared on “Just For Laughs” and is a winner of the prestigious Vail award at the Colorado Invitational Comedy Competition.

Comic Vision was co-founded by comedian and Oakville resident, Meg Soper, who also performs at the event, and Ann Morrison in 1999, after Ann’s son was diagnosed with retinitis pigmentosa (RP). RP is a degenerative eye disease that causes progressive vision loss with symptoms appearing during childhood.

All money raised by Comic Vision goes to support vision research through the Foundation Fighting Blindness. Comic Vision would like to extend a special thanks to all the volunteers, sponsors and the communities of Oakville and Burlington for making Comic Vision possible year after year.
