A hit evening at the Oakville Centre for the Performing Arts

Rhythm and blues fans were treated at the Oakville Centre for the Performing Arts on Jan. 22nd to the fantastic sounds of the most successful Motown group ever – Boyz II Men. The group has sold more than 60 million albums worldwide and they entertained a full house with songs from their new album Motown: A Journey through Hitsville USA, as well as hit songs from past albums.

It was a remarkable evening in one of the best theatres in the area. I can’t think of another venue that is booking such world-class performances and yet provides an intimate setting, bringing you close to the artist, regardless of where you are sitting. The theatre is a true treasure right here in our midst, and I’m proud to be one of OCPA’s Big Ticket sponsors, which included Boyz II Men.

The group began in the late 1980s as a quartet, but when one of the members dropped out before their first recording to pursue a solo career, the other members maintained the group as a trio and went on to be the most successful R&B male vocal group of all time. They recorded five number 1 R&B successes and had three singles set and exceed Billboard Hot 100 records.

Also in the crowd enjoying this outstanding show was Canada’s own Matt Dusk, the Toronto-born crooner and jazz musician who is achieving international acclaim and whose major debut album Two Shots has reached gold in Canada.

The arts are an important element in the cultural fabric of a community. Live performances, dance and music feed the minds and souls of its citizens and that is critical for a well-balanced and culturally rich community. The OCPA is one of the most active and influential organizations in our area.

I’m proud to be associated with this wonderful organization by bringing a number of top shows and performances each year through the Dan Cooper Concert Series. Upcoming performances in this series include Nearly Neil on Feb. 26th, Rita Chiarelli on March 6th, Serena Ryder on March 25th, and 54-40 on March 31st.

The desire by the Dan Cooper Team to provide support for the arts is a testament to our commitment to give back to the community in which we work and live. We are not simply in the business of selling properties and helping buyers find homes. We are an integral part of this terrific community and involved in a number of good causes in Oakville and Burlington. Supporting good causes makes our community stronger

For the Health of Our Community

There is more to a community than homes, roads and shopping districts. The character of a town or city is defined by the legions of caring and giving people in our midst. Whether it is donating time or money or both to a food bank, a youth centre or cultural organization, people in Burlington and Oakville have demonstrated year after year their generosity.

I’m proud that the Dan Cooper Team can be counted among our generous citizens by providing support for local organizations, services and programs. The contribution by every member of the team is a testament to our commitment to give back to the community. We are not simply in the business of selling properties and helping buyers find homes. We are your neighbour, our children go to school here and we shop in the same grocery stores. This is our community and the Dan Cooper Team is proud to play a part in shaping its character and its success.

One such worthy organization that will become one of my charities of choice is the Oakville Hospital Foundation, which has launched a major project – the New Oakville Hospital. This much needed facility will take health care in our area to a new level. Situated at Third Line and Dundas Street, the New Hospital will more than double the size of the current facility and will meet the urgent needs of Oakville and east Burlington.

The Foundation’s goal is to raise $60 million for a state-of-the-art facility that will offer a warm and friendly atmosphere, have the latest technology, offer new and expanded services and set a benchmark for health care services in a community hospital. With your help and support, we can build and equip a remarkable hospital that will respond to emergencies, mend broken bones, administer cancer care and promote all aspects of health in our local community.

I have made a commitment to the Oakville Hospital Foundation to donate a portion of my commissions towards this incredible cause. And I encourage other business leaders in Oakville and Burlington to put their support behind a facility that benefits us, our families and our friends. There are few organizations that provide such a valuable and critical service to the community and we need to support those things that shape our social fabric.

New survey says strong housing gains expected to continue

Canada’s residential real estate market is forecast to remain unusually strong through the first half of 2010 as economic conditions across the country improve and the stimulus impact of low interest rates continues to stoke demand, according to this month’s Royal LePage House Price Survey and Market Survey Forecast. As confidence in the recovery builds in early 2010, increases in average house price levels and overall market activity are expected to continue. The hot market should level off in the second half with higher house prices, an anticipated modest increase of interest rates later in the year and an improvement in the housing listings supply.

In contrast to the difficult months during the worst of the recession, house prices appreciated during the later part of 2009, with fourth quarter price averages surpassing averages from the fourth quarter 2008. Regions that saw the strongest declines during the recession are now showing marked gains. One such region is Greater Toronto, which includes Oakville and Burlington. The average price for a detached bungalow in this area increased by 12.9 per cent in the fourth quarter of 2009 compared to the same three months of 2008. Condo prices rose by 3.2 per cent. The only drag on prices was for a standard two-storey homes which lagged a bit at 4 per cent lower than in 2008. The survey did not look at luxury estate homes which make up a significant portion of the housing stock in Oakville and Burlington. We have, however, seen prices recovering here as well.

According to Phil Soper, president and chief executive of Royal LePage Real Estate Services Ltd., Brokerage, “No other sector of the economy has been as highly affected by economic stimulus as housing. As consumer confidence has improved, Canadians have shown a lingering reluctance to acquire depreciating assets such as consumer durables, but have embraced the opportunity to invest in real property. “Our forecast is built upon an expectation that interest rates will ease upward before the year’s end, which should have a dampening effect on demand, allowing it to come into balance with the supply of resale homes on the market,” Soper adds. “Further, we expect to see an increasing number of homes listed for sale as the year progresses – as Canadians regain confidence in the economy, they should be more willing to enter into a large financial transaction such as the sale of a home.”

The Toronto market saw year-over-year price increases across the housing types surveyed in the fourth quarter. Of particular interest is the increase in sales of higher-priced units, which were hit hard by the recession over the previous 12 months. There was a surge of first-time buyers active in the market last year, depleting the inventory of entry-level units. They are expected to be joined by move-up, executive, and luxury buyers in the coming year, resulting in additional price appreciation.

Housing market back on track and poised for a stronger 2010

As we begin a New Year, there is a sense of renewed hope and optimism. This may be a perennial emotional state for the nation, but after the year we had in 2009, I believe this year brings a feeling that things can’t get much worse.

A Royal LePage survey of 1,225 of its agents and brokers across Canada at the close of 2009 highlights an interesting gauge of the national mood. I believe the Oakville/Burlington area is a micro-economy onto its own and has often bucked the national trend. Prices did not drop as precipitously as the national average and therefore began their upward climb much faster than other regions of the country. The Royal LePage survey provides a fascinating glimpse of the mood of the nation.

When asked to comment on the most common fears they were hearing from homebuyers:

  • 38 per cent of the agents and brokers cited economic stability and related factors such as job security.
  • 23 per cent said homebuyers fear they may not be able to sell their existing homes at the price they are hoping for.
  • 12 per cent said buyers are hesitant because they believe prices have not yet hit the bottom of the cycle.
  • 20 per cent said they are not hearing any concerns from buyers.
  • The survey also found that an increasing number of Canadians are purchasing homes as investment properties, and almost 50 per cent of agents and brokers said a growing number of buyers intend to renovate their properties after purchase.

    “Canadian real estate markets enjoyed a strong recovery as 2009 drew to a close and appear poised for healthy growth in 2010,” says Phil Soper, president and chief executive for Royal LePage. “Our survey shows that consumer confidence is edging towards normal levels. Canadians clearly believe that the worst of the recession is behind them and that the real estate market is on the path to sustainable recovery.”

    Phil goes on to say that the most obvious signs that market conditions are improving is found in the significantly higher unit sales volumes. We have seen significant increases in home prices, especially in the Oakville market, which is unusual for this time of year. “Paradoxically,” Phil explains, “the recession is contributing to the unexpected rise in year-end house prices. On one hand, Canada’s low interest policy has stimulated demand. On the other, many Canadians who might otherwise feel comfortable putting their homes on the market don’t yet have the confidence in the state of the economy’s recovery to list their homes, which is contributing to the current supply shortage.”

    Royal LePage is confident the market is back on track and that once housing supply returns to normal levels, the economy will support modest pricing growth into 2010.
